Roof
Before After New insulated rubber roof in 2007. Material is energy efficient white TPO rubber with insulation board underlayment. $4,500.

Badly deteriorated chimneys (2) demolished and professionally rebuilt with new brick in 2007. $2,500.

 

Fourth Floor (studio)
Before After New insulation and ceilings in hallway and all five rooms on top floor. (Old plaster ceilings were removed by a prior owner years earlier after roof leaks.) $3,000.

 

Before 5stjosephsterrace-41 Restored top floor bathroom, which was unused for many years.New copper water supply lines. New PVC waste lines below the floor for the original sink and clawfoot tub. New subfloor and tile floor. Repaired walls and installed new beadboard and new baseboards around the room. Removed oddly placed (third) doorway into room and closed up wall. New toilet. Rebuilt hatchway to the roof. Restored window facing the skylight shaft. $4,000.

Top floor electric rewired. New wiring, outlets, wall and ceiling lights. $2,000.

Top floor, miscellaneous work: Repaired and skim coated original plaster walls. Repaired and painted original plank floors. Replaced three rotted wooden storms on rear of house with new wooden storms. Repaired / rebuilt two round windows at front of house. Modified skylight trim and upper door trim / corner blocks after ceilings were replaced. $2,500.

 

Third floor (bedrooms):
Renovated bathroom in 2010. Old vinyl flooring removed. Subfloor repaired and new tile floor and baseboards installed. Old wallpaper removed and walls and ceiling repaired and skim coated. New subway tile added behind sink. Toilet and pedestal sink replaced. New mirror, medicine cabinet, wall light, trim. Original subway tile in tub area repaired and re-caulked. Old plexiglass in skylight replaced with new ribbed, patterned glass. $3,500.

 

Second floor (maine level):
Restored lighted oak newel posts. Repaired / rewired cherub statues. Stripped many layers of old paint and varnish. Replicated and replaced missing trim pieces (copied from the few original pieces that remained.) Stripped oak front door and side of staircase. Removed 1970s era wall from side of staircase and replaced missing banister with large brass railings. Added period-style light fixtures. $1,500.

 

Ground floor:
Before Gourmet Kitchen Renovated kitchen in 2007. Removed three layers of ceilings, old track lighting, knotty pine wooden walls, old counters, island, etc., from earlier renovations. Replaced ceiling after rewiring for new recessed lighting and vintage (ca. 1930s) light fixture. Insulated rear wall. New subway tile backsplashes. New butcher block countertops. Stripped, painted brick hearth behind stove. Stripped, repaired and repainted cabinets and added crown molding and new hardware. Replaced rear door to garden with new wooden door with insulated full glass. Replaced old waste line from sink / dishwasher to basement with new PVC line. Replaced 1980s era refrigerator (2009) and dishwasher (2011) with matching Frigidaire models. Stripped and resurfaced vintage 6-burner Garland commercial stove. New GFCI counter outlets. $8,000.

Before First Floor Bathroom Renovated bathroom in 2009. (Last renovated circa 1950s.) Room was fully gutted and renovated with historic integrity in mind. New insulation, walls and ceiling. New wiring and recessed lighting. New shower pan, subway wall tile, and plumbing fixtures in shower. Old subfloor removed. New subfloor and floor tile. New beadboard wainscoting. New trim and baseboards. New medicine cabinet. 1920s pedestal sink fitted with new faucet / handles, drain line. New shower exhaust fan vented to the outdoors. Cracked original window replaced with stained glass. $6,000.

New laundry / pantry area in 2010. Next to kitchen, where the original dumbwaiter was removed years ago. Removed 1970s era closet and other poorly constructed earlier modifications. Added built-in cabinetry with plenty of storage. Rebuilt side wall to house plumbing for washer/dryer. New PVC drain line. Removed and replaced ceiling for new wiring, recessed lighting. Repaired floor. New trim, crown molding, etc. $4,000.

Miscellaneous: Added ADT security system (whole house) with several door and window alarms, smoke and heat sensors, motion detector. (20 percent annual discount on homeowners’ insurance for having a security system.) Replaced and insulated wall surrounding lower-level front door. Moved main electrical line. Replaced missing trim, baseboards, etc. Removed various renovations from the 1950s-70s era. Removed track lighting and added new fixtures. $2,000.

 

Basement:
Before After Repaired / rebuilt original wooden stairs. Restored front windows. Added drainage and sump pump in rear of basement. (Original system of terra cotta drain tiles under the brick floor had failed years ago.) Replaced deteriorated cast iron waste lines in rear of basement with new PVC. Cleaned and snaked drain lines out to the street. Excavated rear patio era and replaced cast iron drainage line through foundation into basement. $2,500.

 

Exterior:
Brownstone façade repointed. $6,000.

Solid oak upper entryway stripped and refinished. Original Minton mosaic tile floor repaired. $1,500.

Reclaimed overgrown, unused rear garden area. Installed low maintenance, terraced flower garden with stone retaining walls, grape arbor and small fish pond, private lower dining area. Priceless.
